This Privacy Policy explains what personal information Vivo Unlimited, LLC(“we”) collects when you use Three Rivers Vacation Rentals, why we collect it, and what choices you have. We collect only what we need to take a booking and host you well.
1. What we collect
- Booking info — name, email, phone (optional), guest count, listing, check-in / check-out, notes you write to the host.
- Payment info — handled by Stripe; we receive a token + the last four digits of the card. We never see or store full card numbers.
- Communications — messages you send via the contact form or in reply to our booking emails.
- Technical data — IP address and basic browser info logged by our hosting provider (Vercel) for security and abuse prevention.
2. How we use it
- To process your booking, charge the right amount, and send confirmations.
- To send you check-in instructions about 24 hours before arrival, and to follow up if your card declines or there’s an issue with the property.
- To collect and remit Tulare County Transient Occupancy Tax as required.
- To respond to your messages.
- To detect fraud, abuse, and spam.
We do not sell your personal information, run targeted ad networks, or share booking details with anyone outside the processors below.
3. Who we share it with

- Vercel, Inc. — site hosting + edge logs. (vercel.com/legal/privacy-policy)
- Supabase, Inc. — admin authentication. (supabase.com/privacy)
- Upstash, Inc. — booking + session data store. (upstash.com/trust/privacy.pdf)
We may also disclose information when required by law, subpoena, or to protect against fraud.
4. How long we keep it
Booking records are retained for 7 years for tax and accounting purposes. Communications are retained as long as needed to respond. You can ask us to delete earlier — see below.
5. Your choices — California (CCPA / CPRA) and others
If you are a California resident you have the right to (a) know what personal information we’ve collected about you, (b) request a copy of it, (c) ask us to delete it, and (d) opt out of any sale or sharing for cross-context behavioral advertising — we don’t do either of those, but the opt-out right exists by default. To exercise any right, email us via the contact formwith “Privacy request” in the subject. We’ll respond within 45 days.
We do not knowingly collect information from children under 13. We do not engage in automated decision-making with legal effects.
6. Security
Payments are encrypted end-to-end by Stripe. Site traffic is HTTPS-only. Admin access is magic-link-authenticated and limited to the host’s allowlisted email addresses.
7. Cookies
We use a small number of essential cookies — they keep you signed in to the admin dashboard (if you’re a host) and remember your booking session. We do not run third-party advertising or analytics cookies on this site.
8. Changes
We may update this Privacy Policy from time to time. The effective date at the top reflects the most recent revision.
