Cancellation & Refund Policy

Effective May 1, 2026

We use a Moderate cancellation policy on every direct booking. It mirrors the policy on our Airbnb listings so you get the same protection no matter where you book.

The schedule

  • 5+ days before check-in: full refund of nightly rate, cleaning fee, and taxes.
  • Within 5 days of check-in: 50% refund of the nightly rate. Cleaning fee and unused-night taxes are refunded in full.
  • Within 24 hours of check-in: no refund of nightly rate. Cleaning fee and TOT on unused nights are refunded.
  • After check-in:partial refund for unused nights at the discretion of the host. Reach out and we’ll work with you.

How to cancel

Reply to your booking confirmation email and we’ll process the refund within one business day. We’ll send you a final email confirming the amount.

How long does the refund take?

Card refunds typically appear on your statement within 5–10 business days. Bank-transfer refunds may take a few extra days for ACH settlement. Zelle deposits are refunded back to the bank account they were sent from.

Extenuating circumstances

Wildfires, road closures, or other Sequoia-area emergencies that make travel unsafe → full refund regardless of timing. Just let us know.

Cancellations by the host

In the rare event we cancel a confirmed booking — natural disaster, urgent maintenance, permit issues — you receive a full refund and we’ll do our best to help you find a comparable property.

Disputes

Disagreements about a refund are governed by the Terms of Service. Please reach out before filing a chargeback — we resolve almost everything by email within an hour.
